Construction has started on the second phase of a multi-million ound newe office development at the St James Business Park on the outskirts of Knaresborough.
The scheme comprises in total ten two- storey self- contained buildings which are built and finished to a very high specification and feature state -
of-the-art security systems and fully integrated kitchens and toilet facilities on both floors. The offices also boast the latest IT and telecoms cabling solutions, and excellent car parking facilities, all as standard features.
The first phase of development is buildings one to five which totals 20, 800 sq ft and is due for completion in July. The second phase will be completed mid- September.
The high demand for the scheme by Business Homes, a developer of small office buildings, reflects its premier location and ease of access to Harrogate, being adjacent to the A59 motorway. An acute shortage of modern office freehold/ leasehold schemes in the area is also fuelling interest.
Four of the first phase buildings have now been sold, with buildings two, three and four, totalling 10,500 sq ft sold to a buy-to- rent investor and so are available now on a flexible leasehold term.
And with another building under offer, just five properties remain, ranging from 3,057 sq ft to 6,168 sq ft, priced at £199psst and £16psf on a freehold or leasehold basis.
James Scott, development director of Business Homes, said “We have been surprised by the level of interest and, in particular, from Harrogate- based businesses wishing to move out of the town centre into modern, high- tech open- plan office space. The opportunity to acquire buildings on either a freehold or leasehold basis is another factor, together with the convenient location of St James Business Park.”
The new owner occupiers comprise a diverse range of businesses, including specialist photocopying firm Clarity. Bernard Henry, managing director of Clarity, said: “Finding the right offices in the right location with room for future expansion fuelled our decision to invest in St James Business Park.”
Leeds- based Business Homes is currently developing similar schemes at 25 prime locations across the UIK but has a particularly strong presence in Yorkshire.
