| 01.09.07 SMALL IS BEAUTIFUL The demand for small unitsthroughout the region is being reflected in new schemes by developers, as witness those at Watford and Hemel Hempstead. That sector is a speciality for Business Homes who linked with SEGRO for the Centennial Business Park, Elstree, which is four miles from Watford. The joint venture is to build thirteen two storey office units and agents tambert Smith Hampton and Jones Lang LaSalle already have three under offer. Business Homes Jonathan Houlston is gratified by the high level of interest in the early stage of construction. But he is working to a well honed model which has 25 similar schemes on the go in the UK, including Luton, Winnersh, Wokingham and Crawley. Also on Centennial Park, there have been five lettings totalling 2,221 sq.metres (23,903 sq.ft.) at Greenhills' Catalyst House through Lambert Smith Hampton and Savills. Rents on the building range up to £225 a sq. metre (£21 a sq. ft) Savills Simon Glen said "The deals reflect an improving market as well as the quality of the development." |
